About Our Property Department

The Property team at W Davies comprises seven specialist lawyers who cover the full spectrum of property work, both residential and commercial. Between them, the team has 200 years of experience of property work.

Whether it is a sale, purchase, mortgage, or one of the many other dealings relating to property you will have specialists with all the expertise needed to deal with every aspect of property matters. This could range from a studio flat to a family home, a country estate, a farm, an office, shop, factory, warehouse or other business premises, whether for your own use or for investment or development, freehold or leasehold, urban or rural. We also deal with planning matters, including undertakings related to planning consents and with environmental law affecting properties.

We act for lenders, including not only those who lend on residential property but also commercial lenders, acting sometimes both for the buyer and lender, but also exclusively for the bank or other lending institution.

You need to know likely costs and we are happy to give you an estimate of the cost of your transaction. We never make additional charges for dealing with Stamp Duty Land Tax and Land Registration – because we see these as matters to be dealt with as part of the normal course of a property transaction.

Our property lawyers are used to dealing with unusual properties, short deadlines and the many other property issues that need to be solved quickly and efficiently.

You can be assured that we never accept referral payments for any introductions made – so there can be no doubt that our efforts are concentrated solely on our clients’ interests.

You also have the benefit of the experience of our other departments when you instruct our property department. Our litigation department can help you deal with any difficulties you might encounter with your landlord or tenants or with neighbours. Our wills and estates department can advise on the most appropriate way to hold and deal with property in order to minimise the burden of Inheritance Tax, to meet your requirements as to distribution of your assets on death, or to set up a trust to hold property.
